INSPECTION SERVICES
We are committed to providing complete, honest, and thorough inspections for our clients giving them the information to help them feel safe in the home and secure in their investment.
Buyer’s Inspection
Buying a home is a large enough investment already without having to worry about unexpected repair costs popping up after closing or moving in. Home buyers can avoid these expenses and learn what there is to know about a property with a Buyer’s Inspection. We will thoroughly search the home for any visible issues the buyer should be aware of so that they can make purchasing decisions and negotiate repairs with their seller.
Pre-listing Inspection
Home inspection services are not just beneficial for buyers. Before putting a home on the market, many sellers may not even be aware of some of their home’s hidden damages. During a Pre-listing Inspection, we find the issues in the home before a potential buyer finds them on their own. We will give the seller the information they need to make pre-listing repairs, increase negotiating power, and communicate honestly with buyers.
Re-inspection
After a Buyer’s Inspection, repairs will be negotiated by the buyer and seller. After the repairs are finalized, a re-inspection can be scheduled. We will come back to the property with the list of repairs given to us, making sure that all agreements were honored and keeping both parties on the same page.
New Construction Inspection
It is better to find issues in construction before the final walkthrough with the builder so that they can be addressed in a timely manner. During a New Construction Inspection, we will inspect the new property for defects and oversights so that they can be prepared beforehand, leaving the home ready for the walkthrough and move-in.
11th Month Warranty Inspection
When a buyer moved into a home that has just been built, they often receive a 12-month builder’s warranty that covers defects in construction. During the 11th Month Warranty Inspection, we thoroughly inspect the home for any issues that the warranty covers so the owner can request repairs in the final month.

Detailed Services
- Structural Components (The foundation is the most important part of a home, so of course it is something we look at during a home inspection. We will check the foundation cracks or other issues. Next the inspector will move on to check the floors, walls, and ceilings for structural issues. We will also look for evidence of termites or other pests that could cause structural issues in the long term.)
- Roof (Leaky roofs can lead to many other problems including moisture, mold, and structural problems. We inspect the roof as part of all property inspections. Our inspectors will point out potential problems and do their best to estimate how long your roof may last before needing major repairs or a replacement.)
- Attic Ventilation & Insulation (An attic inspection can provide insight into new ways for your home’s indoor air quality, energy-efficiency, and overall comfort to be improved. During an inspection, we will be able to assess the most common problems that lead to uncomfortable, inefficient, and unhealthy homes, depleted insulation, air leakage, poor ventilation, and particulate air quality readings.
- Exterior (Inspecting a building’s exterior is critical for spotting potential problems that can be very costly. An exterior inspection will include an evaluation of gutters, siding, trim, windows, and doors. In many cases there are extra exterior items to inspect such as porch, decks, patios, garage doors, exterior lighting, chimneys, and even pools.)
Detailed Services
- Interior Inspection (Interior Includes inspection of walls, ceilings, floors, doors, windows, stairways, handrails, guardrails, permanently installed cabinets, permanently installed cooktops, mechanical range ovens, dishwashers, food waste disposal, and absence of smoke alarms.)
- Fireplace (We look carefully at components such as the spark arrestor, firebox, and damper so our fireplace inspections can help you understand the condition of this part of the home.)
- Built-In Appliances (Built-in appliances include those kitchen appliances that are incorporated into your cabinet design as opposed to those that are free-standing. Common built-in appliances include wall ovens, cook-top ranges, and dishwashers. Such appliances can be hard-wired into your electrical system or plugged into an outlet beneath the counter.)
Attached/Detached Garage (We inspect the condition of your garage structure, whether it be an attached garage or detached configuration. The scope of our garage inspection isolates each section of your garage and checks for specific structural, performance, and safety issues. The common components that our garage inspection includes:
- garage structure and foundation
- overhead garage doors
- garage door operator
- exterior garage door
- garage firewall and fire safety measures)
- Crawlspace (Most Crawlspaces, by the sheer nature of the fact that they are built into the ground, present the possibility that water can intrude, turning what was once a dry basement into a wet basement. This is because water in the soil can put constant pressure on basement walls. Plus, water follows the path of least resistance inside a home and over time can find its way into a crawlspace/basement.)
- Plumbing System (when inspecting a property’s plumbing system, there are several things we look for. We generally start to make sure that the water heater is functioning and will product hot water. We will also check visible water lines and drains for leaks. Plumbing does not include only your water pipes. When performing a plumbing inspection, we also check gas lines and gas appliances for leaks and carbon monoxide.)
- HVAC System (Part of our home inspection includes a look at the heating and air conditioning systems. As part of an HVAC inspection, in addition to making sure the furnace or boiler produces heat, we will also remove the cover and flame shield to inspect the condition of the appliance. Air conditioner are also tested as part of a routine HVAC check. Lastly, we will make sure that the thermostat operates this equipment properly.)
- Electrical System & Paneling (As part of our electrical inspection, we will remove the electrical panel cover and observe the wiring for any major problems. The inspector will also test ground fault circuit interrupter (G.F.C.I ) outlets and breakers and trip buttons if possible. Next the inspector will check outlets, switches, and other fixtures to look for any other wiring issues such as non-working outlets or outlets with reversed polarity.)
